Cape Cod runs on a seasonal calendar. As summer winds down, rental homes turn over, contractors shift into renovation season and yards fill with leaves and branches. Here is how to plan a dumpster around each stage.

As summer winds down, the Cape goes through one of its busiest transition periods. Seasonal rentals turn over, vacation homes get a deep clean before the offseason, and homeowners start on the projects they put off during the busy months. Guest turnovers bring furniture replacements, damaged items and general wear and tear that need to go quickly between bookings, and a roll-off gives property managers a fast, on-site solution instead of trip after trip to the transfer station. Seasonal homeowners use the end of summer for jobs that are easier without renters on site, from closet cleanouts to porch and deck repairs, whether they are getting a property ready for winter or getting a head start on next season.
One Massachusetts catch: mattresses, box springs and textiles have been banned from disposal since November 1, 2022, and large appliances are banned too, so the old mattress and the broken fridge from a turnover cannot go in the box. Our junk removal service takes furniture, mattresses and appliances, and is ideal for rental turnovers and pre-sale cleanouts.
Once the summer crowds thin out, contractors and homeowners shift into high gear. Cooler temperatures, fewer visitors and the run-up to winter make the fall one of the busiest times for renovation projects: kitchen and bathroom remodels, roof replacements before winter weather arrives, flooring and window upgrades, deck and exterior repairs, and basement and attic finishing. Renovation projects produce a mix of materials, from drywall and wood scraps to old fixtures and flooring, so tell us what is coming out.
Fall is one of the busiest times of year for local contractors, so dumpster scheduling should happen early in the planning. Coordinating delivery and pickup around your contractor's timeline keeps the job site organized from demolition through final cleanup. Two things to settle before the first wall comes down: Massachusetts requires an asbestos survey before any demolition or renovation (310 CMR 7.15(4)), and in a historic district, such as the Old King's Highway district north of Route 6 or Falmouth's village districts, demolition needs review first. The permit guide covers the town rules.
Fall brings a wave of yard cleanup across the Cape, from falling leaves and dying plants to storm debris from late-season wind and rain. Yard waste covers leaves, branches and brush, grass clippings and garden debris, small tree limbs and shrubs, mulch and soil from landscaping projects, and storm debris. Cooler weather often brings the season's first real storms, and debris can pile up fast after high winds or heavy rain; a dumpster on site means you can clear branches as soon as conditions allow rather than waiting on a pickup.
Keep it as its own load. Massachusetts bans leaves and yard waste from disposal, and yard waste should be kept separate from construction debris and household trash so it can go to green-waste recycling and composting facilities serving Cape Cod. If your cleanup has both organic and non-organic debris, we can provide separate containers. The town facilities are limited here too: Sandwich prohibits brush, Falmouth's Waste Management Facility does not take whole trees, stumps, branches or brush, and Wellfleet does not accept brush from landscapers, builders or commercial entities. When a storm hits, the phone is answered 24 hours a day, we offer limited emergency and after-hours support when available, and there are no emergency surcharges for same-day service.
Most seasonal cleanouts and turnovers fit comfortably in a 10 or a 15 yard, while larger renovation projects may call for a 20. A 15 or 20 typically handles most single-room renovations, and whole-home projects may need a 30. Most residential yard cleanups fit well in a 10 or 15, and larger properties or landscaping crews handling several yards may want a 20 to cut down the number of hauls. A roof replacement around 2,000 square feet is usually a 15. If you are unsure, call and we help you choose based on the scope of work and the debris you expect.
The end of the season is when property managers, landlords and contractors stack jobs. We work with contractors, property managers and real estate professionals who need recurring or multi-dumpster service, and volume pricing and flexible scheduling are available. We can coordinate multiple dumpsters and staggered pickups to support large or phased projects, contractors can pre-schedule swaps and recurring pickups, and long-term rentals, multi-dumpster jobs and repeat customers may qualify for discounted pricing. Business clients and contractors can receive invoices by email for easy record keeping.
For rental homes between bookings, placement matters. Tell us about HOA rules, limited access or a tight driveway, and ask for protective boards or pads; we recommend plywood or protective boards under the contact points when the box sits on concrete, asphalt or pavers. You do not need to be present for delivery or pickup as long as the area is accessible. And remember the fire code: a container over 6 cubic yards that stays past one business day needs the fire department's permit (527 CMR 1.00); in Falmouth the property or building owner, lessee or refuse generator obtains it, and the inspector checks that the box is at least 10 feet from the building.
Seasonal jobs turn up the same problem items every year. From a rental turnover: mattresses and box springs, bedding and towels, and old appliances, all banned from disposal in Massachusetts. From the garage and shed: tires, car batteries, propane tanks, fuel containers, paint and pool or lawn chemicals, which are on our no list. From the fire pit and the wood stove: hot coals and ashes, which the fire code keeps out of combustible containers (527 CMR 1.00, 19.3.1). Set them aside before you start loading.
There is somewhere for each of them to go. Barnstable County and the towns run household hazardous waste collection days from April through October for paint, pool chemicals, automotive fluids and other household chemicals; Falmouth residents can take mattresses, appliances, tires, batteries, electronics and textiles to the Town's Waste Management Facility; and our junk removal service takes furniture, mattresses, appliances and electronics. The what-goes-in guide has the full list.
We found no summer construction or dumpster ban in any Cape town. The summer limits we did find are on digging up roads — Falmouth's DPW limits major street-opening work in high-traffic areas between Memorial Day and Labor Day, and Barnstable's road-opening permit bars road work in the same window — not on containers. The rules that apply all year still apply: the fire department permit for a container over 6 cubic yards that stays past one business day (527 CMR 1.00), the town street rules, and the daytime collection window in Falmouth (7 a.m. to 7 p.m., § 191-10).
A few rules do follow the calendar or the clock. In Provincetown, deliveries on Commercial Street between Pearl and Central Streets are allowed only until noon from April 1 to October 31 (§ 13-3-8), exterior construction runs from 7 a.m. to 9 p.m. (§ 13-2-21), and the Board of Health requires a pest-control contract for the whole time a dumpster is on site; we check the Town's rules before booking there, and in Truro. Mashpee's construction equipment hours run from 7 a.m. to 7 p.m. on weekdays and 8 a.m. to 7 p.m. on other days (§ 120-1C), and Sandwich bars building work that is noisy to an abutter between 8 p.m. and 7 a.m. (§ 3.55 Part 2). Come winter, Provincetown's emergency snow parking ban covers its posted snow routes.
September and October are some of our busiest months for construction and renovation projects, so availability can tighten quickly. Scheduling early helps you get the delivery date and size you need before the fall calendar fills up, whether it is an end-of-summer cleanout, a fall remodel or a yard full of leaves. Because we are based in East Falmouth, the whole Cape is on our route, from Bourne and Falmouth to Chatham, Orleans and Provincetown.
Call (508) 388-1861 — the phone is answered 24 hours a day, 7 days a week. We offer same day or next day delivery throughout Cape Cod whenever availability allows, and if you call earlier in the day, we can often deliver within hours.

No. Massachusetts has banned mattresses and box springs from disposal since November 1, 2022. Our junk removal service takes furniture and mattresses, which suits rental turnovers.
Keep them separate. Massachusetts bans yard waste from disposal, so it goes as its own load to green-waste recycling and composting facilities. If you have both, we can provide separate containers.
We found no summer construction or dumpster ban in any Cape town. The summer limits we found are on road-opening work in Falmouth and Barnstable. Provincetown limits Commercial Street deliveries to the morning from April through October.
