The 30 yard container in Cape Cod
The 30 yard takes up the same 22 by 8 feet of ground as the 20 — the extra volume is all height. That makes it the natural pick when a job makes a lot of bulky or mixed debris but the site has no more room: a full home or office renovation, a new home build, commercial construction and remodeling, a large roofing or re-roofing job, a major cleanout or estate project, demolition, a multi-unit or condo renovation, or landscaping and property redevelopment. It holds about 30 cubic yards, roughly nine pickup truck loads, and it fits on most residential and commercial properties.
The walls are about six feet high, so most of what goes in is carried or thrown rather than tipped from a wheelbarrow. Contractors, builders and property managers with a crew do not mind, and it means fewer haul-offs on a busy site; a homeowner working alone may prefer a 20 and a swap.
Space needed
a flat, solid spot about 22 feet long and 8 feet wide (a driveway, paved lot or job site, not the lawn), clear access for the roll-off truck to back in and set it down, and clear space overhead, free of low branches and wires
Big renovations, builds and cleanouts
Taking several rooms back to the studs fills a 30 in a hurry: cabinets, doors, drywall, framing, flooring and fixtures. Full-house cleanouts land here too — furniture, fixtures and large household items — and so do commercial remodels and re-roofs. Sort a few things first, because Massachusetts bans them from disposal (310 CMR 19.017): mattresses and box springs, textiles such as clothing and bedding, large appliances, picture-tube TVs and monitors, car batteries, whole tires and recyclable cardboard stay out of the box. Tell us what is in the house and we talk through where those go — our junk removal crew can take many of them.
Knocking a building down takes paperwork before it takes a dumpster. MassDEP requires an asbestos survey before demolition or renovation work (310 CMR 7.15), a notice filed ten working days before asbestos removal starts, and a construction and demolition notice ten working days ahead for any demolition except a residential building with fewer than 20 units. Asbestos may not go to a construction and demolition processor, so it never goes in our roll-offs. In Falmouth, check with the Historical Commission first: the Town has historic districts in seven villages and a 12-month demolition delay for buildings on its list. We ask what the building is before we quote.
Weight, swaps and long jobs
Usually about four to five tons — 8,000 to 10,000 pounds — is included, depending on the debris type. The 30 is built for bulky materials such as wood, drywall, roofing and mixed construction waste; dense material such as concrete reaches the weight limit before the container is full, so tell us about it and we help you manage the weight safely. The flat rate covers delivery and pickup, a standard seven-day rental period and disposal within the included weight limit. Jobs that run longer go on extensions or swap-outs, and contractors can pre-schedule swaps and recurring pickups.
Suitability
Is the 30 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 30 yard for
- Full home and office renovations
- New home builds and commercial remodeling
- Large roofing and re-roofing jobs
- Major cleanouts and estate projects
- Multi-unit and condo renovations
Pick a different size for
- Mostly concrete, brick or dirt — a 10 or 15 manages the weight better
- Mattresses, appliances, TVs, tires and other items Massachusetts bans
- Hazardous or flammable materials — paint, oil, fuel
- Asbestos and medical waste
Placing a 30 yard container on Cape Cod
It needs a flat, solid spot about 22 feet long and 8 feet wide (a driveway, paved lot or job site, not the lawn), clear access for the roll-off truck to back in and set it down, and clear space overhead, free of low branches and wires. The driveway comes first. Every size we run is over 6 cubic yards, and under the Massachusetts fire code a rubbish container over 6 cubic yards needs a permit from the head of the local fire department unless it is delivered and removed in the same business day (527 CMR 1.00, Table 1.12.8.5); containers must also be marked with the name and phone number of the company that can be reached in an emergency (1.12.8.5.2). In Falmouth the property owner, tenant or generator obtains it, and the Fire Department checks that the container is at least 10 feet from the building and does not block an exit; in Barnstable the permit comes from the fire district covering the job. In Falmouth and Barnstable we found no Town permit for a container in a street, so we do not plan on one. Elsewhere the rule is written down: Bourne needs Select Board approval for any dumpster or roll-off on a public way, with a 20-foot clear lane on two-way streets, 10 feet on one-way, and amber lights or reflectors at night (Traffic Rules § 4.5); Mashpee needs the DPW Director's written permission before anything is placed on a Town highway (Bylaw § 150-2); Harwich needs a written licence from the Director of Highways and Maintenance to obstruct any public or private way, driveways excepted (§ 255-1); Chatham bars obstructions in the road layout that block parking or pedestrians (§ 208-16C); Wellfleet needs written Selectboard permission (§§ 204-2, 204-3); Truro needs a Building Commissioner permit to put building materials or rubbish on a town way (§ 1-9-12); and in Provincetown anything construction-related on a street needs Public Safety permission, and blocking a street needs a paid police detail (§§ 11-6-3-2, 11-6-3-1). On the MassDOT-owned stretches of Routes 6, 6A, 28, 28A, 130, 134, 137 and 151, state law bars any obstruction without MassDOT's written permit (M.G.L. c.81 §21), and MassDOT has no permit type for a container, so the box stays on the property. Check your HOA too. Protective boards can go under the container on request. Each town page covers its own rules.

Answers
30 Yard Dumpster — questions we get asked
Is a 30 yard too big for a house?
For a regular cleanout, often yes — a whole-house cleanout usually goes in a 20. For a full-house renovation or a large estate cleanout, no — that volume arrives faster than people expect. We will tell you honestly which it is; we focus on honest recommendations, not upselling.
Can I do swaps on a 30 yard?
Yes. When it is full we can swap it for an empty one or add a second container, and contractors with ongoing work can pre-schedule swaps and recurring pickups.
How much weight is included in a 30 yard?
Typically four to five tons, depending on the debris type. A 30 full of tile, dirt or concrete can pass that well before it reaches the top edge, so we estimate heavy loads with you during the quote.
Do I need a permit for a 30 yard?
If it stays overnight, yes, from the fire department: under the Massachusetts fire code a rubbish container over 6 cubic yards needs the local fire chief's permit unless it is delivered and removed in the same business day (527 CMR 1.00, Table 1.12.8.5). In Falmouth the property owner, tenant or generator obtains it; in Barnstable it comes from the fire district covering the job. A street placement brings the town's own rules on top, and the MassDOT-owned stretches of Routes 6, 6A, 28, 28A, 130, 134, 137 and 151 are off limits: state law bars any obstruction on a state highway without MassDOT's written permit (M.G.L. c.81 §21), and MassDOT has no permit type for a container. Each town page says what that town asks for.
