The 20 yard container in Cape Cod
When somebody calls and is not sure, the 20 yard is often the best option — it handles a wide range of project types and is one of our most requested sizes on Cape Cod. Full kitchen or bathroom remodels, multi-room renovations, roofing tear-offs, flooring, drywall or siding removal, a deck, shed or fence coming down, estate and foreclosure cleanouts, construction and light demolition debris, an office or small retail renovation — it takes all of them without paying for unused space. It holds about 20 cubic yards, roughly six pickup truck loads.
It is about 22 feet long and 8 feet wide, which is the thing to check: that is most of a two-car driveway. It fits in most driveways and job sites, from East Falmouth to Hyannis, and it loads easily from the rear door or over the 4.5-foot sides. For a whole-house cleanout it is the usual recommendation, and for a project that makes debris over several days it is often the most practical choice.
Space needed
a flat, solid spot about 22 feet long and 8 feet wide (a driveway, paved lot or job site, not the lawn), clear access for the roll-off truck to back in and set it down, and clear space overhead, away from sidewalks, utilities and drainage areas
Renovations, roofs, whole-house cleanouts
Furniture and household junk from a whole house; drywall, lumber, cabinets and flooring from a multi-room remodel; shingles and underlayment off a roof; siding; a deck, shed or fence; doors, framing and windows from light demolition — these are 20 yard jobs. Medium home remodels and roofing projects land on a 15 or a 20, and shingles are heavy, so tell us about the roof and we help estimate the weight before delivery.
Massachusetts treats the construction part of that load differently from household trash. Asphalt pavement, brick, concrete, metal, wood and clean gypsum wallboard are banned from landfill disposal (310 CMR 19.017), so mixed construction loads go to a construction and demolition handling facility that meets MassDEP's minimum performance standard, where those materials are separated out. Asphalt shingles without asbestos are not a banned material. Every load we haul goes to licensed Massachusetts disposal and recycling facilities, where materials are sorted whenever possible.
What the 20 yard includes
Flat-rate pricing that covers delivery and pickup, disposal up to the included weight — typically three to four tons, about 6,000 to 8,000 pounds, depending on the material — and a standard 7-day rental period. Need it longer? Extensions are available for an added daily or weekly fee. Dense materials such as shingles, concrete and tile reach the weight limit before the dumpster looks full, so plan by weight as well as volume, load evenly, keep everything level with or below the top edge, and tell us when you book if heavy material is part of the job. Driveway and surface protection is available on request.
Suitability
Is the 20 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 20 yard for
- Whole-house and estate cleanouts
- Full kitchen, bath and multi-room renovations
- Roofing tear-offs, with the weight checked first
- Flooring, drywall and siding removal
- Deck, shed and fence removal and light demolition
Pick a different size for
- Mostly concrete, dirt, brick or tile (a 10 handles the weight better)
- New construction and demolition — that is a 30 or 40
- Driveways without about 22 feet of clear length plus room for the truck
- Asbestos, paint, oil, chemicals, propane tanks, tires, batteries, electronics or appliances
Placing a 20 yard container on Cape Cod
It needs a flat, solid spot about 22 feet long and 8 feet wide (a driveway, paved lot or job site, not the lawn), clear access for the roll-off truck to back in and set it down, and clear space overhead, away from sidewalks, utilities and drainage areas. The driveway comes first. Every size we run is over 6 cubic yards, and under the Massachusetts fire code a rubbish container over 6 cubic yards needs a permit from the head of the local fire department unless it is delivered and removed in the same business day (527 CMR 1.00, Table 1.12.8.5); containers must also be marked with the name and phone number of the company that can be reached in an emergency (1.12.8.5.2). In Falmouth the property owner, tenant or generator obtains it, and the Fire Department checks that the container is at least 10 feet from the building and does not block an exit; in Barnstable the permit comes from the fire district covering the job. In Falmouth and Barnstable we found no Town permit for a container in a street, so we do not plan on one. Elsewhere the rule is written down: Bourne needs Select Board approval for any dumpster or roll-off on a public way, with a 20-foot clear lane on two-way streets, 10 feet on one-way, and amber lights or reflectors at night (Traffic Rules § 4.5); Mashpee needs the DPW Director's written permission before anything is placed on a Town highway (Bylaw § 150-2); Harwich needs a written licence from the Director of Highways and Maintenance to obstruct any public or private way, driveways excepted (§ 255-1); Chatham bars obstructions in the road layout that block parking or pedestrians (§ 208-16C); Wellfleet needs written Selectboard permission (§§ 204-2, 204-3); Truro needs a Building Commissioner permit to put building materials or rubbish on a town way (§ 1-9-12); and in Provincetown anything construction-related on a street needs Public Safety permission, and blocking a street needs a paid police detail (§§ 11-6-3-2, 11-6-3-1). On the MassDOT-owned stretches of Routes 6, 6A, 28, 28A, 130, 134, 137 and 151, state law bars any obstruction without MassDOT's written permit (M.G.L. c.81 §21), and MassDOT has no permit type for a container, so the box stays on the property. Check your HOA too. Protective boards can go under the container on request. Each town page covers its own rules.

Answers
20 Yard Dumpster — questions we get asked
How many pickup loads is a 20 yard dumpster?
About six. Think of it as a whole house of furniture and junk, or the debris from a multi-room renovation.
Can a 20 yard fit in a Cape Cod driveway?
In most — it is about 22 feet long and 8 feet wide, and the truck needs clear access to back in and set it down. Put it on the driveway or a paved area rather than the lawn. In Falmouth, the Fire Department checks that a permitted dumpster sits at least 10 feet from the building and does not block an exit, so we place it with that in mind. If there is truly no room on the property, the street rules depend on the town — Bourne, Mashpee, Harwich, Chatham, Wellfleet, Truro and Provincetown each have one — and each town page says what applies. Driveway first.
What is the weight limit on a 20 yard?
Typically three to four tons, depending on the material type. Shingles, tile, concrete, dirt and wet yard debris are the loads that test it; household junk and remodel debris usually do not.
How long is the rental?
A standard 7-day rental period. If the job runs on, extensions are available for an added daily or weekly fee; if it fills early, ask for a swap; if you finish early, call or text and we adjust the pickup.
Can I get a 20 yard the same day?
Often. Same-day or next-day delivery is often available across Cape Cod when availability allows — call (508) 388-1861 before noon for the best chance. The phone is answered 24 hours a day, 7 days a week, but we do not promise night or Sunday drop-offs.
